Paradise Valley is unusual: a town of roughly 12,000 residents with a one-acre minimum lot size, almost no commercial zoning, and a fixed supply of land ringed by Camelback and Mummy Mountain. Nothing new is being created. The only way a builder gets a lot in the Camelback corridor is for an existing house to come down.

That dynamic drives a specific outcome. A 1970s or 1980s ranch on a well-positioned acre is frequently worth more as a cleared site than it is as a home. A retail buyer prices the house — the finishes, the bathroom count, the age of the roof. A builder prices the parcel: the grade, the mountain view corridor, the setbacks, and what can legally be put on it. Those two numbers are often far apart, and the second one is usually higher.
